According to Idealista, the average asking price for housing in Bilbao in July 2026 is 4 189 €/m². This measure covers the whole residential market, including resale homes.

Over the last 12 months, the price per square metre changed by +11.4%; over five years, by +33.5%. The average annual rate over this period is +6.0%.

Housing in Bilbao is currently 17.1% more expensive on average than in Vizcaya, where the price is 3 576 €/m².

If the average rate of the last five years is maintained, the estimated price per square metre in Bilbao will be about 4 438 €/m² in one year and 4 703 €/m² in two years. That is a change of +5.9% and +12.3% from today’s level.
